The Real Estate Transaction Manager is responsible for managing all real estate lease transactions across the portfolio, including renewals, de novos, PSC locations, and other strategic real estate needs. This role owns transactions from stakeholder collaboration through deal execution, including site selection, LOI negotiation, and coordination with Legal to finalize acceptable lease language.

 

Essential Functions

  • Partner with internal stakeholders to understand real estate needs and translate business requirements into viable transaction strategies
  • Lead site selection and property search efforts for new locations, renewals, PSC sites, and other portfolio needs
  • Own real estate transactions end to end, from initial stakeholder engagement through LOI negotiation and deal execution
  • Negotiate LOIs with landlord partners to achieve at or below market lease terms and concessions for both new and renewal transactions
  • Collaborate with Legal, Construction, and Property Management to negotiate and finalize acceptable lease and amendment terms
  • Execute lease renewals in alignment with Steering Committee direction and portfolio strategy
  • Maintain accurate transaction logs, including tracking measurable cost savings and key deal metrics
  • Provide regular transaction status updates and portfolio reporting to leadership and cross-functional partners

Required Skills & Abilities

  • Proficiency in Microsoft Word, Excel, and Windows-based applications
  • Strong written and verbal communication skills, with the ability to communicate effectively with internal stakeholders and external partners
  • Demonstrated ability to manage multiple real estate transactions simultaneously in a fast-paced environment
  • Strong negotiation skills, including experience negotiating LOIs and key lease terms
  • Ability to prioritize competing demands, manage deadlines, and adapt to changing business needs
  • Strong organizational and analytical skills with attention to detail and proven ability to work on large volume of transactions simultaneously

Required Credentials

  • Bachelor’s degree
  • 5+ years of commercial real estate transaction management experience, including LOI and lease negotiations
  • Real Estate license or Broker license (preferred)
  • CCIM or SIOR designation (preferred)
